We'll help you develop a plan and schedule for the construction phase. This is not the time to let souls explore à la Eat Pray Love and "wing it". It's always better to plan ahead. Spend the time now, plant the seeds, and harvest the benefits forever.

PROCUREMENT
Now we turn to the market and request bids from contractors and vendors. We'll have good recommendations of contractors we've seen at work. You might have your own as well. It's important to make sure the construction team is qualified, that the proposals are complete and can be compared to one another, so that we may negotiate the best possible commercial agreement for the construction of the project. We'll help you navigate the small print.

CONTRACTS
Not only do strong contracts reduce the probability of litigation as they are easier to administer during performance of the work, they also provide a stronger position in case it ever gets to the courts. Litigation is expensive, so we will work very hard to avoid it, but if it does become necessary then we want to make sure it's a win.

Often the winners of Olympic races can only be determined with replay and laser actuated chronometers. What can't be measured can't be managed.That's the gist of project controls. The focus is on setting hard objectives that can be measured in terms of quality, cost and schedule, and to compare actual progress against those objectives, so that we can determine when the projects is going well and when it's not. Then, if necessary, we can make the hard decisions in an educated manner. No guessing games.

CLOSING & HANDOVER
Before we let the contractor take his boots off and waltz away, we need to make sure all the work has been done, and has been done well. Generally we'll make a "punch list" of all the wrongs and not-quite-done's, make sure all the items are checked off the list in a timely manner, update the plans, provide any maintenance or instruction manuals needed for the good operation of your home, and help you obtain the necessary certificates. And we'll hand it all over to you in a nice little package with a bow. That's our promise to you.
